Re: Companies House Updates
He is also clearly sorting out things that needed ding, such as the portacabins and getting the planning official.
It feels all positive and organised to me and running alongside the bvusiness side of the club the football side is also moving forwards.
It will take time and as fans I am sure we will get frustrated but the vibe feels good and much more positive.

What’s the use of a new Board if there’s no complaining?!?

Re: Companies House Updates
Sixpence if purchased from him, normally 1/-!!!
Some interesting conversations will be had.
Re: Companies House Updates
Pedantically the portacabin stuff was started pre Todd if I remember the application dates correctly, but the new directors do seem pretty serious folk. Just hope that as outsiders they don't start with the idea that everything done before was rubbish and they know better.rosemaryj wrote: ↑Sat Jan 18, 2025 5:13 amTodd is obviously setting the club up on a more business basis which I think is very positive for the club.

Re: Companies House Updates
Under the new business approach this feels like a no brainer of an investment (bar an unreasonable price from a cash strapped council). This land holds the key to any stadium expansions and potential new revenue streams it may create from the associated facilities.HG Wells wrote: ↑Mon Jan 20, 2025 1:12 pmCan we get in and put an offer on the compound land then? I think the planning permission went through in July last year and has 3 years before it lapses. Nothing occurring yet. Small developments like that, from my experience at work, not going great guns at the moment so could be a good time to get in there and come to an agreement on buying the plot off of the Council.
Re: Companies House Updates
I guess you might want to control that land but developing it as part of a stadium would be tricky without also buying the stadium land wouldn't it - do you ever get a building that is across two ownerships (and tenure types)?Cards wrote: ↑Mon Jan 20, 2025 11:45 pmUnder the new business approach this feels like a no brainer of an investment (bar an unreasonable price from a cash strapped council). Re: Companies House Updates
That land is important to the club for storage and parking if nothing else and who knows whether the council will look to relinquish its role as landlord at some stage.

Re: Companies House Updates
Presumably the cash strapped status means the council is more likely to take what it can get now, rather than hope it will get more in the future???rosemaryj wrote: ↑Tue Jan 21, 2025 10:09 amIt is also important to realise that whilst the council is cash strapped, they are not allowed to sell land etc. at reduced prices -it has to be at the appropriate valuation as set independently and with planning permission - regardless of whether someone is going to build on the land at the moment- it has put the value up.

Particularly as since the stadium development collapsed owning it has no purpose for the council.
Do you know what the allocation is - ie is it a given that the club could do other than housing with it?
Re: Companies House Updates
Housing doesn't have to be put on the site - a further application can be made for an alternative use and go through planning like any other application, and that application will either be supported or refused.
I am sure Todd will have views on what to do and what is the right thing for the club.

Re: Companies House Updates
Indeed - I didn’t mean the club would get mate’s rates, just that the council might be in a hurry to sell (at current valuation) rather than hold on hoping the market valuation would go up.rosemaryj wrote: ↑Tue Jan 21, 2025 1:32 pmWhen there is a housing approval it always incresases the value of the site. No council can let a site go for cheaper than an independent valuation, especially one in Woking's situation.

I was pondering whether change of use away from housing might be harder as the council has been given a ludicrously high annual housing quota by the government.
Re: Companies House Updates
There is, I believe, an asset manager now in place at the council and all assets will be looked at, some are already being sold off and as I have said at the going price I am sure as I am aware councils cannot sell things at a non-market value.
Where the compound or indeed the council landlord role sit in the asset management scheme of things I would suggest may not be that high because as an asset neither the compound nor the club are costing the council money whereas some of the council owned buildings/ plots of land are and I suspect they will be the initial targets for disposal or emptying.
Whilst I know little about planning there have been at least two big developments approved with substantial housing recently so the nine houses on the compound land would be small beer in terms of housing numbers.

Re: Companies House Updates
Let’s put it to auction and see what it’s worth?
My bid is £5.
No other bids?
Thanks WBC 🤝
